A Few Friendly Reminders for Owners and Renters

We appreciate your cooperation in observing the following to ensure the safety and enjoyment of the whole community this summer:


Access to and use of the recreation facilities

Your key fob is assigned and tracked to your name and address and should be used only by you.  Please do not give your fob to anyone outside of the community, or allow anyone other than members of your household or invited guests to enter the facilities with you.  Doors and gates to the facility and recreation areas must be secured at all times, and should not be propped open for any reason.  Children under 14 must be under the direct supervision of a responsible adult at all times.


Guest and party policy for use of the recreation facilities

Make arrangements with the HOA office when wishing to use the recreation facilities for groups of 10 or more guests.  A security deposit and usage fee will be required.  Residents must accompany their guests at all times unless they are in residence.


Swimming pools

When a lifeguard is on duty, their instructions must be followed at all times.  This includes use of the lane lines, safety issues, appropriate equipment and behavior, and pool closure times. Please note that the lifeguards do not substitute for adult supervision of children. Glass containers are prohibited in the pool areas and at the beach.  Swim diapers are required for children not yet toilet trained.


Canoes and kayaks

These boats are privately owned and assigned storage areas are paid for and reserved by the owners through the HOA office.


Trash and dumpsters

Trash removal is on Friday morning unless otherwise notified.  Bins may be placed at the curb no earlier than Thursday evening and returned to the inside of your garage by Friday evening. Communal dumpsters near the maintenance building are for household trash only and such trash must be placed in the dumpster.



Pets must be on a leash, are not allowed in recreation areas or on private property, and you must pick up after them.  


Private Property

Be reminded that all yards surrounding both single family and townhomes in this community are privately owned.  Please do not enter private property without permission.


Renting your home

Remember to register your tenants with the HOA.  They will be given a brief orientation and a temporary fob.


Changes to the exterior of your home or landscaping

Requests for approval of changes or modifications must be submitted to the Architectural Control Committee.  The forms may be obtained at the HOA office.  The General Manager is available to help.


Commercial use of residential property 

All homes shall be used for residential purposes.  The operation of a commercial business within an unattached or attached home that involves the manufacture, storage, sale, distribution or transfer of products or goods, by either homeowner or renter, is prohibited.  A home-based business utilizing an "in-house office" is allowed as long as no extraordinary traffic results and no signs are displayed on the home or property. 


Renting and leasing your home

No portion of a Home, other than the entire Home may be rented or leased, and no home shall be subleased by a lessee or renter.  In order to maintain the residential intent and harmony within the Community, the HOA prefers that there are no short-term rentals of two nights or less, including those that involve two or more renters at the same time.  Homeowners must register any tenants with the HOA, at which time they will be given a brief orientation and a temporary security fob.


Please share these reminders with your tenants and guests.  For a full set of association rules, refer to your copy of the Declaration and By-Laws.  For further information, contact the HOA office (518-583-1222) between the hours of 9am and 5 pm, Monday through Friday. Tia Chi instructor, Chuck Lobosco, will be continuing the Tia Chi classes every Wednesday at noon in the clubhouse. 

Beginners should arrive at 12:30 for instruction.

Chuck kindly donates the $5.00 class fee towards the HOA recreation fund.

Reminder:  All homeowners own and are responsible for maintenance and repair of their sidewalks.

Please be sure that your sidewalks are free of cracks, dips, lifts and any/all potential trip hazards.

Important Reminder

Remember to register your tenants with the HOA office.  The form is available here and in the office. We cannot issue security fobs to your tenants without a registration form signed by the homeowner.

Reminder  For serious non-life threatening emergencies, after hours or on weekends, please call the HOA office at 583-1222 and press option zero (0).  A live answering service will take your call and will relay true emergencies to management.  Our answering service has a protocol to follow and uses discretionary guidelines for forwarding calls.  This does not relate to issues in your homes . It only applies to common property including the clubhouse and the surrounding property.
